We offer the <br />followin~ comments: <br /> <br />1. General: The proposed plat is zoned R-1 Rural Residential and is located in <br /> the Urban Reserve District. The plat consists of approximately 24 acres to <br /> be subdivided into a 10 acre lot and a 12 acre lot. <br /> <br />Access to Lots: It will be necessary to extend 151st Lane N.W. into the plat <br />~ a cut-de-sac to provide public access to both of the lots. The extension of <br />151st as proposed would require the destruction of a major Red Oak tree. <br />Consideration should be given to realigning the road to facilitate <br />preservation of the tree. The developer will ~ required to construct the cul- <br />de-sac to City standards. The Developer ~s required to submit the street <br />p[tans to the City Eneneer for review and approval prior to commencing any <br />construction. <br /> <br />~-I.~ot Sizes and Dimensions: Both lots meet the 10-acre minimum lot size <br />r~quirement for the Urban Reserve District. The purpose for requiring <br />rtlinimum ten acre lot sizes in the Urban Reserve District is that larger size <br />14~ts can be relatively easily resubdivided to accommodate their ultimate <br />urban denistw. In accordance with City Code, the Developer has provided a <br />Future Subdivision Plan. <br /> <br />Soils: City Code has adopted a standard of 25% of a 2-1/2 acre lot or <br />~7,225 square feet being Class I soils for acceptable creation of an on-site <br />epdc system. Both of the lots meet this requirement. <br /> <br />o <br /> <br />Drainage and Utility Easements: The Preliminary Plat submittal includes a <br />Grading and Drainage Plan consisting of one (1) sheet drawn by Michael J. <br />Trunk, Polaris Land Surveying, dated September 12, 1994. The Grading <br />a~d Drainage Plan would need to be revised to address the handling of <br />runoff and erosion control measures. The plat contains the standards ten <br />(!0) foot drainage and utility easements around the perimeter of each of the <br />tWO lots-. <br /> <br /> <br />
