FIRE LANES. A fire lane and entrances shall be installed. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the Structure or in the parking lot shall be designed <br />so as to deflect light away from Highway #10 and Riverdale Drive N.W. <br /> <br />OVERHEAD DOORS. The overhead doors for admitting vehicles into the Structure shall <br />be located on the east side of the Structure. <br /> <br />REFUSE STORAGE. The refuse storage area shall be developed as shown on the Site <br />Plan and completely screened from view. <br /> <br />10. <br /> <br />REQUIREMENTS FOR BUILDING PERMIT. All site grading, drainage and landscaping <br />required by this permit shall be subject to approval by the City Engineer. <br /> <br />i1. <br /> <br />IMPROVEMENT CONSTRUCTION SCHEDULE. The Improvements required shall be <br />constructed and installed on or before April 1, 1993. <br /> <br />12. <br /> <br />ESCROW. In order to insure the installation of the Improvements in accordance with City <br />specification and in a timely manner, the Permittee shall be required to deposit with the City <br />a cash escrow or letter of credit approved by the City, in the amount of Seven Thousand <br />Nine Hundred and no/100 dollars ($7,900.00), which is 150% of the City's estimated cost <br />of the Improvements. <br /> <br />Upon completion of the construction of the Improvements, as certified by the City <br />Engineer, any credit balance remaining in the escrow shall be returned to the Permittee. In <br />the event the Permittee fails to construct and install the Improvements as required herein, <br />the City may complete the Improvements with City day labor and/or by letting contracts for <br />said completion and draw upon the escrow for payment. Permittee hereby grants <br />permission and a license to the City and/or its contractors and assisgns to enter upon the <br />Site for the purpose of completing the construction and installation of the Improvements in <br />the event of Permittee's default. <br /> <br /> Stephen J.
