Trail Development Fees: There is a trail development fee of $475.00 due to the City, for <br /> each new 14t created. This fee must be paid prior to release of the final plat for recording. <br /> f <br /> <br />11. Trails. At ~e July 10, ,.00~, Park and Recreation Commission meeting, the recommendation <br /> was that a~ 8 foot wide bituminous trail connection be constructed on the west property line <br /> of what is !now shown as Lot 3 as a link from 149m Lane N.W. to Garnet Street. This <br /> alignment ,kould potentially involve the wetland area on the north side of the lots that DNR <br /> strongly ad![,'ises avoiding. An alternative would be a trail along the east property line of Lot <br /> ~ but the tppography is so steep that a retaining wall would be required. 'Staff is of the <br /> opinion tha~ the best location for a trail connection between 149m Lane and Garnet would be <br /> on the wes~side of the future street connection of the two cul-de-sacs, when it occurs. This <br /> alignment i~volves the property, currently owned by MPCA. Therefore, no trail construction <br /> is recomm~hded at this time. <br /> <br />12. S idewalks.i Sidewalks are required along all non-cul-de-sac streets and may be required on <br /> non-cul-de-}ac streets. An isolated sidewatk .on 149th adjacent to the 3 lots would serve no <br /> public purpose at this point in time. Staff is of the opinion that a future trail connection <br /> between 14{~m and Garnet should be pursued on the adjacent lot to the east that is owned by <br /> <br />13. Park Dedi%ation: The Park Commission at 6:30 p.m. met on Thursday, July 10, 2003 and <br /> recommend~:d a cash payment to satisfy, park dedication :requirements. <br /> [ <br /> <br />14. Tree Plan. ~There is no significant tree cover on the site. The addition of two 2.5 inch dbh <br /> trees to eac~ lot will be required in the development a~eement. <br /> <br />The City, Coun~l wlll be meeting at 7:00 p.m. on Tuesday, October 28, 2003, at the Ramsey Fire <br />Station No. 1, ~5050 Armstrong Blvd. NW, to review your final plat. A copy of the case cover <br />sheet and propO~sed development agreement is enclosed for your information.
