Consensus of th~ City Council was to keep the zoning as single family residential. Community De~!elopment Director Frolik explained that the Holasek/Hamilton property south of Riverdale and Highway #10, west of the hotel, is currently zoned commercial and the Comprehensive 'lan Future Land Use map identifies this area for development with low-density residential uses.: The property owners are opposed to the proposed rezoning to single family residential. Tt~ey have submitted letters to the Plmming Commission and City Council requesting an ~mendment to the Comprehensive Plan to retain the commercial land use designation on the Future Land Use map. The matter was discussed at the June l0th City Council Work Session ~nd City Council affirmed that the. preferred land use for this property is 'low densitY residentS1 and directed City staff to proceed with the ordinance to rezone the property in accordance with[ the Comprehensive Plan. On July 22nd, City Council introduced the ordinance to rezone the Hblasek/Hamilton property to R-1 Residential. The ordinance was presented to City Council fo~adoption on August 12th and at the property owner's request, the case was tabled to August 26th. ! On August 26% the ordi.n.,ance to rezone the property to R-1 Residential was again presented ,for adoption. A discussion ensued regarding the possibility of designating this property as Mixed Use. Council directed staff to. schedule this item for another discussion at the work session legel. CouncihnemberiCook stated that he thought that the property should be designated as mixed use. Councilmember,~Kurak stated that because they have not initiated any mixed use in the City she is concerned abou~ zoning a property as mixed use as a "cure all" until they understand the mixed- use designation.! It was her opinion that the property should be zoned residential since it is south of Riverdale. Community DeVelopment Director Frolik noted that staff was recommending that the property be changed to iow ~lensity residential along the south side of Pdverdale. CouncilmemberlPearson stated that he was inclined to leave the property zoned commercial to give the properti~, owner the opportunity to do what-they want with the land since there is some commercial development in the area. Councilmember Zirmnerman inquired if that was the request of the landowners. Councilmember~Stronzmen replied yes. Councilmemberl Zimmennan Stated that he felt that they should leave the_property as it is currently zoned hnd then address the issue if they bring forward a plan. Mayor Gamec siated that the problem with leaving the zoning as commercial is that there are a lot of uses that cbuld go on the site. City Council Work Session/October 7, 2003 Page 7 of 14
