Mayor Gamec recessed the regular meeting of the City Council at 9:05 p.m. Mayor Gamec called the regular meeting of the City Council back to order at 9:15 p.m. Case #9: R~quest for Review of Revised Site Plan .of Ramsey Professional Building; C~se of Strongbuilt Townhomes, Inc. Assistant Commitnity Development Director Trudgeon stated that Strongbuilt Townhomes has submitted revised building elevations and floor plans for the office building that was approved as a part of the Mallard Ponds subdivision. City Code requires the Planning Commission and the City Council review any revisions to the original site plan (such that as elevations) before construction can~begm. The Mallard Ponds subdivision was approved in October 2002 and included a multl-tenant office building. Mallard Ponds was developed as a Planned Unit Development. U~der the development agreement, a multi-tenant office building is a permitted use provided it r~eets B-1 or B-2 zoning district standards. · The submitted plans contain several changes from th~ approved site plan. The revised plans show a building height of 24.5 feet, as opposed to 22.5 !feet on the original plans (measured to the~ roof peak). City Code stipulates a lnaxirnum building height of 35 feet in the B-1 and B-2 zoning districts. The approved site plan indicated a faux[ledgestone finish, while the revised plan indicates rock face with synthetic stucco. There is ~_lso a reduction in the number of windows on the fagade and some changes in some of the architectural detailing on the building. The revised site plan also shows skylights will be added. Aaa u~per story has also been added to two of the four offices that will be in the building. Other ihan building helght, finish material, and architectural details, the site plan has not changed subitantially from the original plans. The Planning Commission and City staff recommended ap[proval of the amended site plan contingent upon compliance with City Staff Review Letter daied September 24, 2003, revised October 10, 2003.
