Further DisCussion: The .Commission agreed that Block 5 should be reconfigured so as not <br />to create a~_' substandard lots with respect to width and area. <br /> <br />Motion car~ed. Voting Yes: Chairman Zimmerman, Commissioners Hendriksen, LaDue, <br />Bawden an~l Deemer. Voting No: None. Absent: Commissioner Terry. <br /> <br />The Comm~_~ssion recessed at 9:12 p.m. <br /> <br />Chairman 2[immerman called the meeting back to order at 9:25 p.m. <br /> <br />Case #5:~ Request For Concept Review For The Amended Northfork <br />~ P.U.D. 5th Addition (West Of Andrie Street N.W. And South <br />i Of 153rd Avenue N.W.); Case Of North Fork, Inc.: <br /> <br />Dennis Pe4~k, Director of Development for North Fork, Inc., was present and stated that <br />contracts h~ve been signed for the development of a golf course and a layout of it and the <br />residentialldevelopment have been prepared. The park dedication plan for the entire <br />Northfork ~.U.D. remains intact with the proposal for the Northfork 5th Addition. <br />Jim Manth_~s, one of the principles involved in the development of the golf course, was <br />present an4 reviewed the proposed plans for the course. <br />Dennis Pec~ proceeded to review the proposed layout of Northfork 5th Addition with the <br />Commissic~n. The 5th Addition is proposed to consist of 119 residential lots versus the 93 <br />originally ~oposed and therefore a concept plan amendment is necessary. It was noted that <br />one of the lots would be just one acre in size; variances to length will be required on two <br />cul-de-sacS. <br />The Comrr~i~'ssion proceeded to review the City Engineer's report dated February 27, 1990. <br /> <br />Mr. Peck f~oted that with the golf course and open space requirements, the commercial <br />developmegt once proposed at the south end of the PUD will no longer be possible. <br /> <br />CommissioJner Deemer expressed concern with the golf course parking lot being developed <br />adjacent tc~residential properties. Commissioner Deemer also expressed concern that the <br />original concept plan for the Northfork P.U.D. did not include residential development in <br />this particular area. <br /> <br />Dennis Pedlc stated that the developers are requesting to develop internal feeder streets with <br />a 24 foot ~_~de pavement to attain the country lane affect. <br />Mr. Peck ~nd the Commission reviewed the proposed lot layout adjacent to Jarvis Street <br />and Mr. Pe~k ~nd~cated that the developers will continue to research a preferred layout that <br />would limi[ accesses onto Jarvis Street. <br /> <br />Commissidiner Hendriksen requested that the trail crossing in the golf course be designed in <br />such a wa~ that it compliments both users, golfers and horseback riders, versus putting <br />them ~n cogfhct wah one another. <br /> <br />Planning & Zoning Commission/March 6, 1990 <br /> Page 6 of 8 <br /> <br /> <br />
