Case #2: Request For Sketch Plan Review For Manufacturing Building
And Site Development; Case Of Parabody (Bill Howard):

Planning Assistant Frolik noted that the applicant has requested that this case be tabled and
that the Commission schedule a special meeting for May 15, 1990 to review the proposed
site plan for Parabody.

Motion by Commissioner Deemer and seconded by Commissioner Terry to table site plan
approval of Parabody and to schedule a special meeting for Tuesday, May 15, 1990 at 7:30
p.m. to review same.

Motion carded. Voting Yes: Chairman Zimmerman, Commissioners Hendriksen, LaDue,
Bawden, Deemer, Terry and Thorud. Voting No: None.

Commissioner Deemer noted that in the next two weeks, the applicant should be able to
fumish a majority of the deficient items noted in the City Engineer's report.

Case #3:

Request For Sketch Plan Review Of Building And Site Plan
Development On Lot 2, Block 1, Riverside West Addition;
Case Of Mad Mac's Auto Sales:

George McMullen was present requesting sketch plan approval of a 1,440 square foot
building to be constructed on Lot 2, Block 1, Riverside West Addition. The proposed use
of the building is for auto sales.

The Commission proceeded to review the City Engineer's report dated April 27, 1990.

The Commission disagreed with Item #3 of the City Engineer's report which indicated that
the building exterior finish did not meet City Code. It was explained that the proposed
building exterior will be a textured rockface concrete block impregnated with color.
Commissioner Bawden noted that the source of the confusion is the site plan submitted
which indicates 'painted rock face'.

George McMullen was of the understanding that Item #4 of the City Engineer's report was
requiring additional building setback but Planning Assistant Frolik clarified that the
Engineer is recommending that the vehicle display area adjacent to Hwy. #10 be set back
10 feet from the lot line.

George McMullen stated that he will comply with driveway width and off-street parking
requirements per the City Engineer's report.

Motion by Commissioner Deemer and seconded by Commissioner Thorud to recommend
that City Council approve the site plan proposed by Mad Mac's Auto Sales contingent upon
compliance with items contained in the City Engineer's report dated April 24, 1990, with
the exception of Item #3 regarding building exterior finish.

Motion carried. Voting Yes: Chairman Zimmerman, Commissioners Hendriksen, LaDue,
Bawden, Deemer, Terry and Thorud. Voting No: None.

Planning & Zoning Commission/May 1, 1990
