contained in the City Engineer's report dated July 27, 1990, further to waive the requirement to <br />replace the existing curbing with 6/12 curbing and to accept restoration of the 4 foot strip of <br />landscaping along Sunfish Lake Blvd. <br /> <br />Motion carded. Voting Yes: Chairman Zimmerman, Commissioners Thorud, Deemer, Bawden <br />and LaDue. Voting No: None. Absent: Commissioners Hendriksen and Terry. <br /> <br />Case 4/6; <br /> <br />Request for a conditional use permit for an auto repair business in the R-1 Rural <br />R_esidential District; case of Craig Johnson. <br /> <br />Mr. Craig Johnson was present requesting a conditional use permit to operate an auto repair <br />business from his home at 17600 Gibbon Street N.W. <br /> <br />The Commission proceeded to review proposed Findings of Fact. The consensus of the <br />Commission was that the proposed use will increase traffic to the property, will not be unduly <br />dangerous to persons residing in the area, will not adversely impair the enjoyment of surrounding <br />property, will not change the essential character of the area and will be disturbing to future <br />neighboring uses. <br /> <br />Motion by Chairman Zimmerman and seconded by Commissioner Bawden to amend the Findings <br />of Fact to amend Item 4/15 of the proposed Findings of Fact to indicate that the proposed use will <br />not involve uses and activities that will be detrimental to persons or property. <br /> <br />Motion carried. Voting Yes: Chairman Zimmerman, Commissioners Thorud, Bawden and <br />LaDue. Voting No: Commissioner Deemer. Absent: Commissioners Hendriksen and Terry. <br /> <br />The Commission consensus was to amend Item 4/16 to expand on the intent of conditional use <br />permits to be generally compatible for the district in which they are proposed. <br /> <br />Motion by Commissioner Bawden and seconded by Commissioner Thorud to recommend that City <br />Council adopt the Findings of Fact relating to Mr. Craig Johnson's request for a conditional use <br />permit for an auto repair business at his home at 17600 Gibbon Street N.W. <br /> <br />Motion carried. Voting Yes: Chairman Zimmerman, Commissioners Thorud, Deemer, Bawden <br />and LaDue. Voting No: None. Absent: Commissioners Hendriksen and Terry. <br /> <br />The Commission proceeded to review the proposed conditional use permit and amended Item #1 to <br />indicate that the auto repair activity will be contained within the attached garage on the property. <br /> <br />Motion by Commissioner LaDue and seconded by Commissioner Thorud to amend Item #2 of the <br />conditional use permit limiting exterior storage to parts, equipment and supplies and to add Item #8 <br />to the proposed conditional use permit limiting the number of vehicles on site for repair to two (2) <br />at any given time. <br /> <br />Motion carried. Voting Yes: Chairman Zimmerman, Commissioners Thorud, Deemer, Bawden <br />and LaDue. Voting No: None. Absent: Commissioners Henddksen and Terry. <br /> <br />Motion by Chairman Zimmerman and seconded by Commissioner Thorud to amend the proposed <br />conditional use permit to add Item 4/9 that said permit will expire upon the applicant's sale of the <br />property and that the applicant is required to notify the City of such sale and to add Item #10 <br /> <br />Planning and Zoning Commission / August 7, 1990 <br /> Page 7 of 9 <br /> <br /> <br />
