<br /> <br />17.That a traffic generation analysis for the Subject Property was completed by Bolton and <br />Menk Inc. and said study shows that the additional traffic generated from this <br />development will not degrade the operations of the existing streets and intersections. <br /> <br /> <br />18.That the development of the Subject Property will result in the elimination of an existing <br />lift station located in the River Pines subdivision and permit more efficient delivery of <br />sanitary sewer services to the vicinity. <br /> <br /> <br />19.That on June 21, 2005, the City began the process to create a Neighborhood Connectivity <br />Program to connect areas that have less than optimal accesses, such as the proposed <br />development of the Subject Property. <br /> <br /> <br />20.That at the preliminary plat public hearing conducted on April 7, 2005, information was <br />presented with would/would not give a reasonable basis on which to deny/approve the <br />proposed preliminary plat. <br /> <br /> <br />21.That the proposed plat does conform to the requirements of Section 9.20.11 (R-1 District) <br />and Section 9.20.31 (PUD) of City Code. <br /> <br /> <br />22.That the City Council, on June 24, 2005, passed findings of fact that support <br />approval/denial the rezoning of the parcel to PUD. <br /> <br />The motion for the adoption of the foregoing resolution was duly seconded by Councilmember <br />Elvig, and upon vote being taken thereon, the following voted in favor thereof: <br /> <br /> Mayor Gamec <br /> Councilmember Cook <br /> Councilmember Elvig <br /> Councilmember Jeffrey <br /> Councilmember Olson <br /> Councilmember Pearson <br /> <br />and the following voted against the same: <br /> <br /> Councilmember Strommen <br /> <br />and the following abstained: <br /> <br /> None <br /> <br />and the following were absent: <br /> <br /> None <br /> <br /> <br /> <br />RESOLUTION #05-07-229 <br />Page 3 of 4 <br /> <br />
