modification. <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner LaDue to recommend that City <br />Council modify the proposed zoning ordinance amendment to retain the Planning and Zoning <br />Commission as the Board of Adjustment. <br /> <br />Motion carried. Voting Yes: Vice-Chairman Hendriksen, Commissioners LaDue, Bawden, <br />Deemer, Terry and Thorud. Voting No: None. Absent: Chairman Zimmerman. <br /> <br />Case # 6: Pre-preliminary Plat Review of Faye Addition. <br /> <br />Ms. Frolik explained that Mr. Chapman has submitted a modified sketch plan for Faye Addition <br />which he intends to be the basis for drawing up the preliminary plat. In accordance with the <br />Commissions direction, he is submitting this modified sketch plan to receive any particular <br />concerns before drawing up the preliminary plat and submitting it for public hearing in January. <br /> <br />Commissioner Deemer indicated that he believes the commercial strip proposed south of Riverdale <br />Drive would be more appropriately developed with multi-family residential to serve as a buffer <br />between single family residential and the larger commercial area proposed adjacent to Highway 10. <br /> <br />Commissioner Deemer also expressed concern.that the proposed commercial development in Faye <br />Addition exceeds what is provided for in the critical river ordinance. Commissioner Deemer stated <br />that he believes the critical river ordinance indicates that commercial developments south of <br />Highway 10 should be limited to a depth of 1,000'. <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner Bawden to approve the sketch <br />plan for Faye Addition and recommend that the developer proceed to the preliminary plat stage. <br /> <br />Motion carried. Voting Yes: Vice-Chairman Hendriksen, Commissioners LaDue, Bawden, <br />Deemer, Terry and Thorud. Voting No: None. Absent: Chairman Zimmerman. <br /> <br />ADJOURNMENT <br /> <br />Motion by Commissioner LaDue and seconded by Commissioner Bawden to adjourn the regular <br />meeting of the Planning and Zoning Commission. <br /> <br />Motion carried. Voting Yes: Vice-Chairman Hendriksen, Commissioners LaDue, Bawden, <br />Deemer, Terry and Thorud. Voting No: None.
