Mr. Sentyrz inquired whether or not outside storage is specifically covered. Chairman Wagner <br />told him that outside storage was covered as open storage in Subdivision 12. Commissioner <br />Gorecki asked if we could more clearly define it as such. Mr. Gromberg responded to this request <br />by suggesting that Subdivision 12 be entitled "Open and Outside Storage". <br /> <br />Mr. Sentyrz wanted to know if this zoning, once adopted, would be strictly adhered to because <br />there are uses that may not have been included. Chairman Wagner stated that we do have <br />conditional use permits for businesses that do not come under the heading of Permitted Uses, and <br />that compatible businesses would be an asset. Mr. Sentyrz said that he feels that the City of <br />Ramsey should be independent rather than to blindly follow Anoka's zoning ordinance. <br /> <br />Mr. Spohn cited that it has already been difficult to attract development into the area and that he <br />believes that this could make it more difficult. He suggested that we extend the road into the area <br />ourselves rather than having to coordinate the effort with the City of Anoka. Commissioner Fults <br />mentioned that it is to Ramsey's benefit to open the road up as a through street. Commissioner <br />Greenberg explained that it would be an MSA road if it was an extension of McKinley Street and <br />not have to be City funded. <br /> <br />Mr. Sentyrz remarked that they would like to see the option of changes available to the <br />landowners. Commissioner Greenberg affirmed that Ramsey needs a viable, visible industrial area <br />and to have it promoted; this would be a benefit to the landowners. Mr. Spohn expressed interest <br />in having a road extended through, but at what price? Mr. Spohn indicated that he would be <br />willing to dedicate the road right-of-way if he was not obligated to pay for the street. He also <br />alluded to the fact that he may be interested in single and multi-family residential zoning on his <br />property. Mr. Gromberg informed him that the option for rezoning to residential is still available. <br /> <br />Commissioner Greenberg reminded Mr. Sentyrz and Mr. Spohn that the Economic Development <br />Commission was seeking their suggestions and input. <br /> <br />Mr. Spohn made the suggestion that the door be left open for other types of development such as <br />multi-family residential. The only positive item he sees in this rezoning proposal is the road. Mr. <br />Gromberg replied that the option of applying for rezoning would be the answer in that case. <br />Commissioner Greenberg recommends that the area be readied for sale or the potential businesses <br />will be lost to areas that are developed and that an MSA road is at no cost to the City of Ramsey. <br /> <br />Mr. Sentyrz asked if a road in Oakridge Industrial Park could be covered by City funds. Mr. <br />Gromberg replied that we would have to check the original agreement. <br /> <br />Commissioner Fults stated that we have plenty of acreage available for industrial and commercial <br />development, but they are not ready for immediate occupancy. Commissioner Greenberg said that <br />he also realizes that there can be a problem with taxes for improved lots if they are not sold quickly <br />enough. <br /> <br />Mr. Sentyrz noted that the people who live on the Mississippi River do not want to be directly <br />across the street from commercial development.
