unusable; that the developer and the subsequent homeowner must leave the wetlands in tact <br />according to DNR regulations. <br /> <br />Richard Demar - 8135 173rd - Stated that the soils in the proposed plat cannot support on- <br />site sewer systems and this will result in the necessity to extend municipal sewer and water <br />to the area. <br />Chairman Zimmerman stated that Metro Council will not allow the City to extend municipal <br />sewer and water to the subject area for at least 20 years. Chairman Zimmerman also noted <br />that the developer is required to do soil borings to insure the soils can support on-site septic <br />systems; City Code also requires that basement floors are at least 6 feet above the water <br />table. <br /> <br />Sharon Peterson - 17400 Gibbon - Inquired as to the price range of homes proposed to be <br />built in Wildwood; a development of cheap homes could affect the property values in <br />adjacent neighborhoods. <br /> <br />Mr. Berg replied that he will be selling the lots to builders but he estimates that the price <br />range of homes built will be $80,000-$100,000. <br /> <br />Chairman Zimmerman noted that one possibility is a covenants for Wildwood that would <br />set the standards for homes built; City Code also sets a minimum square footage for homes <br />built in Ramsey. <br /> <br />Mr. Berg also noted that City Code sets a minimum of one acre of high ground per lot; all <br />lots in Wildwood would meet that code requirement. <br /> <br />Lorie Wood - 8230 173rd - Inquired if City Code specifies wet or dry year in the one acre <br />of high ground requirement. <br /> <br />Chairman Zimmerman stated that the one acre of high ground is determined by mottled <br />soils. <br /> <br />Lorie Wood - Inquired if soil borings are performed on every lot before the plat is <br />approved. <br /> <br />Chairman Zimmerman stated that soil borings are done before the plat is approved; <br />generally, soil borings are not done on every lot but the City can require it. <br /> <br />Mr. Berg noted that the reason for lots near the wetlands being so large is so they can meet <br />the one acre of high ground requirement; purchasers of the lots will be made aware of the <br />wetlands. <br /> <br />Paul Neunsinger - 17400 Gibbon - Inquired as to what happens if soil borings indicate that <br />the soils are inadequate. <br /> <br />Chairman Zimmerman replied that the lot would be considered unbuildable and could not <br />be developed unless a sufficient amount of fill was added to bring it to a certain elevation. <br /> <br />John Enstrom - 8702 181st - Stated that he owns 120 acres that border the northwest <br />boundary of Wildwood. Mr. Enstrom stated that he would like to see the City guide <br />developers by doing long range planning for street alignments.
