Motion by Commissioner LaDue and seconded by Commissioner Hendriksen to
recommend that City Council approve Mr. Clayton Berg's request for site plan approval of
a two-story office building contingent upon the applicant satisfying all items noted in the
City Engineer's report dated February 28, 1989.

Motion carded. Voting Yes: Chairman Zimmerman, Commissioners Hendriksen, LaDue,
Shumway and Terry. Voting No: None. Absent: Commissioners Howell and Holm.

Case #3: Request For Site Plan Review of Custom Coach RV, Inc.;
Case Of Jim Peterson:

Mr. Rick Aberle was present representing Jim Peterson and requesting site plan review for
Custom Coach RV on property at 6845 Hwy. #10. The site plan includes remodeling an
existing metal and brick building and the addition of a new metal and block building.

Mr. Banwart noted that the City Engineer recommends site plan approval contingent upon
consideration of the structure not meeting the 50% non-metal exterior wall finish
requirement. Mr. Banwart also noted that the project is proposed to be completed in 3
phases.

Mr. Aberle explained that in order to match the exterior of the existing building and make
the facility flow appearance-wise, only the lower four feet of the new building is proposed
to be covered with rock face.

Mr. Banwart also noted that in the event Gateway Airport is developed to a higher degree,
the subject property would likely be acquired as part of the clearance zones.

The Commission agreed that some latitude can be extended to the 50% non-metal
requirement with regards to 3 of the structure walls, but the front wall of the addition which
faces Hwy. #10 should be revised to meet the 50% non-metal finish requirement. The
Commission also noted that the front wall of the existing building contains a considerable
amount of glass; the same could be planned for the addition and the facility would then
meet the 50% non-metal requirement.

Mr. Aberle noted that it would be possible use fiberglass in order to be able to meet the
50% non-metal requirement.

Motion by Commissioner LaDue and seconded by Commissioner Terry to recommend that
City Council approve Mr. Jim Peterson's request for site plan review of Custom Coach RV
contingent upon the following:

a. Mr. Jim Peterson limiting development of the facility to two phases.

That the front walls facing Hwy. #10 of both the existing and new structure
comply with the City Code requirement for at least 50% non-metal
materials.

That there will be no structures constructed on the rear 50 feet of the
property in consideration of the future possibility of a service road in the
area.

Planning & Zoning Commission/March 7, 1989
Page 5 of 8
