This case was deleted from the agenda at the applicant's request. <br /> <br />Case #6: Request For Preliminary Plat Approval Of Northfork 3rd Addition; <br /> Case Of Mr. Dennis Peck: <br /> <br />Mr. Otto report that all the City has received at this point is the sketch plan and not the preliminary <br />plat information. At this time, no decision has been made to include or delete the proposed golf <br />course from the total land area to be considered for park dedication requirements. <br /> <br />Motion by Commissioner Holm and seconded by Commissioner LaDue to table preliminary plat <br />approval of Northfork 3rd Addition until such time as the necessary information has been <br />submitted by the applicant and reviewed by the City Engineer. <br /> <br />Motion carried. Voting Yes: Chairman Zimmerman, Commissioners Hendriksen, LaDue, Holm <br />and Terry. Voting No: None. <br /> <br />Case #8: Request For Site Plan Review; Case of Mr. Gene Brown: <br /> <br />Mr. Banwart stated that Mr. Brown is proposing to expand a 54'x108' existing, storage building <br />by 54'x52'. City Code requires 50% of the exterior walls being other than metal; the existing <br />building does not meet that exterior wall specification; City Staff is recommending that the building <br />expansion be approved with metal to be consistent with the existing building. <br /> <br />The Commission proceeded to review the City Engineer's report. <br /> <br />Discussion ensued regarding whether or not Ramsey's policy requires perimeter frost footings <br />versus poles set on cement pads for metal buildings in the commercial and industrial districts. <br /> <br />Motion by Commissioner Holm and seconded by Commissioner LaDue to recommend approval of <br />Mr. Gene Brown's proposed site plan with the following conditions: <br /> <br />a) <br />b) <br /> <br />c) <br />d) <br />e) <br /> <br />Outdoor lighting arranged to deflect light away from Cty. Hwy. #116 and Basalt St. N.W. <br />The exterior wall finish not being required to meet the 50% other than metal requirement to <br />allow for consistency between the existing building and the expansion. <br />Providing a detailed landscaping plan. <br />Providing a topographical map, grading plan, and typical cross section of the concrete pad. <br />Hard surfacing the existing driveway. <br /> <br />Motion carried. Voting Yes: Chairman Zimmerman, Commissioners LaDue, Hendriksen, Holm <br />and Terry. Voting No: None. Absent: Commissioner Shumway. <br /> <br />Case #3: Review Sketch Plan For Dellwood Hills Addition: <br /> <br />Jeff Caine presented a sketch plan for Dellwood Hills which consists of 24 acres on Bison Street <br />south of Cty. Rd. #63 proposed to be subdivided into nine 2.5 acre lots. The lots would be <br />accessed by an 1100 foot long cul-de-sac which would require a variance to cul-de-sac length. <br /> <br />Chairman Zimmerman noted that all lots on the south half of the proposed subdivision would have <br />double street frontage if 171st Avenue to the west of Bison is extended as indicated on the half <br />section maps. <br /> <br />Planning & Zoning Commission/April 4, 1989 <br /> Page 5 of 12 <br /> <br /> <br />
