Mr. Caine replied that the easement for the extension of 171 st is currently being used as a private <br />driveway to access a home in the area. <br /> <br />The Commission proceeded to review the City Engineer's report. <br /> <br />Motion by Commissioner LaDue and seconded by Commissioner Holm to recommend that <br />Delwood Hills proceed to the preliminary plat stage and be reviewed by the Park and Recreation <br />Commission for park dedication requirements. <br /> <br />Motion carried. Voting Yes: Chairman Zimmerman, Commissioners Hendriksen, Holm, LaDue <br />and Terry. Voting No: None. Absent: Commissioner Shumway. <br /> <br />Case fiT: Request For Preliminary Plat Approval Juniper Woods; Case Of Mr. <br /> Dickman C. Knutson: <br /> <br />Mr. Banwart recalled that the Commission tabled preliminary plat approval of Juniper Woods in <br />April of 1988 pending Metro Council approval of the proposed MUSA boundary expansion in <br />order to not appear to be prejudicial in selecting which developments will have the ability to obtain <br />municipal services. <br /> <br />Commissioner Hendriksen noted that there was also extensive concern expressed at the public <br />hearing regarding the proposed denisty of Juniper Woods. <br /> <br />Mr. Dickman Knutson was present and stated that the plat has been redrawn from 75 lots to 73 lots <br />to address the concerns of the adjacent neighborhood to have larger lots abutting their lots. <br /> <br />Mr. Otto reported that the status of the City's request for a MUSA expansion is that the City will be <br />requesting an extension to July 1 on it's submittal to Metro Council for a Comprehensive Plan <br />amendment. In the interim, Metro Council appears to be agreeable to the City submitting an <br />application for a Comprehensive Plan amendment to expand the MUSA boundary to include <br />Juniper Woods, Cedar Hills and Chestnut Hills in exchange for deletingFlintwood Hills and <br />Ramsey Terrace and possibly some additional acreage from the MUSA area. <br /> <br />Motion by Commissioner LaDue and seconded by Commissioner Holm to recommend preliminary <br />plat approval of Juniper Woods as revised on 5-25-88 to consist of 73 lots contingent upon the <br />subject area being approved for inclusion in the MUSA boundary. Further, to require that the <br />developer comply with Item #'s 2.a, b, c,d and 6 of the City Engineer's report dated April 12, <br />1988. <br /> <br />Motion carried. Voting Yes: Commissioners Terry, LaDue and Holm. Voting No: Chairman <br />Zimmerman and Commissioner Hendriksen. Absent: Commissioner Shumway. <br /> <br />The Commission recessed at 8:57 p.m. <br /> <br />Chairman Zimmerman called the meeting back to order at 9:13 p.m. <br /> <br />Case #9: Request For Site Plan Review Of Frey's Auto And Truck Repair; <br /> Case Of George J.
