Chairman Zimmerman referred to citizen suggestions that the City acquire property and <br />construct an east/west route that would direct traffic from Dellwood Hills to Cty. Rd. #83 <br />and stated that the City does not make a policy of condemning land in rm'al residential areas. <br />In addition, the cost of such a road would be prohibitive. <br /> <br />Mr. Dusbabek stated that there is a lot of area west of Golden Eagle Estates to be developed <br />and now is the time to address better traffic routes. <br /> <br />The Commission proceeded to review the City Engineer's letter dated April 27, 1989. It <br />was noted that it is being recommended that the portion of Bison Street abutting Dellwood <br />should be paved. Discussion ensued regarding whether or not Bison was ever dedicated to <br />the City as a public street. It was also noted that there is a private 66' easement along the <br />south boundary of the proposed Dellwood plat that aligns with 171st Avenue N.W. <br />Discussion ensued regarding the possibility of extending 171st Avenue N.W. into <br />Dellwood between Lots 2 and 3 to access all lots with the exception of Lots 1 and 9 which <br />would access Bison. <br /> <br />Motion by Commissioner Hendriksen and seconded by Commissioner Terry to table the <br />preliminary plat of Dellwood Hills and request that the following information be obtained: <br /> <br />A drainage study in accordance with Item #6 of the City Engineer's report dated <br />April 27, 1989. <br /> <br />A report from the developer regarding the feasibility of extending 171st Avenue <br />N.W. to serve Dellwood. <br /> <br />Further Discussion: Commissioner Hendriksen stated that the developer should contact the <br />property owner to the south of Dellwood to determine willingness to participate in the <br />extension of 171 st Avenue N.W. Chairman Zimmerman requested that the City Attorney <br />provide clarification regarding the status of Bison Street and the easement along the south <br />border of Dellwood and the responsibility of the developer to pave that portion of Bison <br />abutting Dellwood. <br /> <br />Motion carried. Voting Yes: Chairman Zimmerman, Commissioners Hendriksen, LaDue <br />and Terry. Voting No: None. Absent: Commissioners Shumway and Holm. <br /> <br />Case #5: Request For Site Plan Approval Of Frey's Auto And Truck <br /> Repair; Case Of Mr. George J. Frey: <br /> <br />Mr. Frey and a representative of Morton Buildings were present requesting site plan <br />approval of Frey's Auto and Truck Report. <br /> <br />A discussion ensued regarding whether or not floating slabs are allowed in commercial <br />districts. Mr. Banwart reported that according to the State Building Code, floating slabs <br />are permissible and it does not differentiate between commercial and non-commercial <br />buildings. <br /> <br />Councilmember DeLuca was present and noted that a metal building is not in accordance <br />with the City Council's intent to upgrade the appearance of the Hwy. #10 corridor. <br /> <br />The Commission and the representative from Morton Buildings proceeded to discuss the <br /> <br />Planning & Zoning Commission/May 2, 1989 <br /> Page 6 of 10 <br /> <br /> <br />
