Mr. Banwart stated that the City's development agreement is designed to minimize damage
to trees because they are considered an asset.

Harold Dirksen - 15971 Dolomite Street N.W. - Inquired if sewer and water utilities will be
roughed in with the development of Nature View.

Chairman Zimmerman replied that utilities would not be roughed in.

William Walsh - 15800 Nowthen Blvd. N.W. - Noted that much of the land is wetland and
inquired if fill will be added prior to building homes.

Chairman Zimmerman stated that some of the lots will require fill; the plat will be
engineered so that there is no flooding of homes.

Mr. Banwart noted that the developer has submitted a grading plan and elevations for each
pad location.

William Walsh - Stated that the plat name is inappropriate as the development will eliminate
a view of nature.

Chairman Zimmerman noted that property owners have the right to develop their property
according to City ordinances.

Bob Zaske - Inquired as to the price range of homes to be built in Nature View.

Commissioner Deemer stated that the price range of homes to be built is up to the builders.
Commissioner Deemer did note that the cost of bringing these lots to engineering standards
makes the lots expensive; people don't build cheap homes on expensive lots.

ADJOURNMENT

Motion by Commissioner Bawden and seconded by Commissioner Deemer to adjourn the
public hearing.

Motion carried. Voting Yes: Chairman Zimmerman, Commissioners Bawden, Deemer,
LaDue, Hendriksen and Shumway. Voting No: None. Absent: Commissioner Terry.

The public heating adjourned at 7:49 p.m.

Respectfully submitted,

Sylvia Frolik
Secretary

Mark Banwart
Community Development Director

Planning & Zoning Public Hearing/July 10, 1989
Page 2 of 2
