John Gobernatz noted that 177th is partailly aligned onto his property and disagreed with <br />Item 4/4 of the City Engineer's letter which indicates that he should provide a temporary <br />easement for 177th as it is currently aligned until such time that it is improved. <br /> <br />Merland Otto indicated that the plat needs to provide a drainage easement across Lot 3. <br /> <br />John Gobernatz inquired as to the City Code requirements regarding topography maps for <br />minor subdivisions. <br /> <br />Mr. Banwart indicated that City Staff is recommending requiting topographic maps with <br />minor subdivisions for the benefit of the Park and Recreation Commission in determining <br />the suitability of property for trail and park lands. <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner Bawden to approve the <br />sketch plan for Gobematz Addition contingent upon providing a drainage easement across <br />Lot 3. <br /> <br />Further Discussion: Commissioner Shumway inquired if the temporary easement for 177th <br />has been resolved. Chairman Zimmerman indicated that when 177th is upgraded, it will be <br />realigned to it's correct position. Mr. Banwart indicated that until 177th is upgraded, the <br />City has user tights for 177th in it's present alignment. <br /> <br />Motion carried. Voting Yes: Chairman Zimmerman, Commissioners Deemer, Bawden, <br />Terry, Hendriksen, LaDue and Shumway. Voting No: None. <br /> <br />Case #2: Request For Sketch Plan Review Of Becker Rolling Pines <br /> Addition; Case Of Daniel Becker: <br /> <br />Chairman Zimmerman stated that the proposed plat of Becker Rolling Pines is located east <br />of Variolite Street, south of Pine Cove, and consists of two 9 acre lots. <br /> <br />The Commission proceeded to review the City Engineer's report dated August 29, 1989. <br /> <br />Mr. Becker objected to Item 4/9 of the City Engineer's report which recommends that the <br />two lots be served by a common access from Variolite Street. Mr. Becker referred to Item <br />#5 of the City Engineer's report and indicated that he has no desire to create an additional <br />two lots from that property severed from Lots 1 and 2 by the easement for the future <br />extension of Sapphire Street. <br /> <br />Motion by Commissioner LaDue and seconded by Commissioner Shumway to approve the <br />sketch plan for Becker Rolling Pines with the applicant being allowed to have one access <br />onto Variolite Street from each of the two lots because of the location of the power line <br />easement on the property and that an easement be provided for the future extension of a <br />north/south street through the subject property, as shown on the sketch plan. Further, that <br />at such time as the north/south street is developed, the accesses for Lots 1 and 2 will be <br />relocated from Variolite to the north/south street. <br /> <br />Motion carded. Voting Yes: Chairman Zimmerman, Commissioners Hendriksen, LaDue, <br />Shumway, Terry, Bawden and Deemer.
