The Commission reviewed Mr. Otto's letter dated October 31, 1989 regarding <br />recommendations for park dedication requirements in Alder Glen Addition. <br /> <br />Commissioner Deemer stated that Lots 3-6 of Hall Anderson Acres, directly south of Alder <br />Glen, own metes and bounds parcels that extend into the Alder Glen Addition; <br />consideration should be given to contacting those property owners regarding the possibility <br />of consolidating their tax parcels and including them in the Alder Glen Addition. <br /> <br />Commissioner Deemer referred to the history of this parcel and noted that this is the second <br />sketch plan that has been submitted. <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner Terry to approve the <br />sketch plan and recommend that the subdivider proceed to preliminary plat stage. <br /> <br />Motion carried. Voting Yes: Acting Chairman Hendriksen, Commissioners Deemer, Terry <br />and LaDue. Voting No: None. Absent: Chairman Zimmerman, Commissioners Bawden <br />and Shumway. <br /> <br />Case #3: <br /> <br />Request For Sketch Plan Review Of Morton Addition; Case Of <br />Stanley E. Morton: <br /> <br />Mr. Banwart stated that Morton Addition is a minor subdivision to create two 2.5 acre lots <br />and one 3.68 acre lot from a 8.68 acre parcel located on the east side of Hwy. #47 at about <br />164th. Lot 1 would retain it's access from Hwy. #47 and Lots 2 and 3 would be accessed <br />from Krypton Street, a cul-de-sac to be constructed off of 164th Avenue N.W. <br /> <br />The Commission reviewed the City Engineer's report dated October 31, 1989. <br /> <br />Commissioner Deemer noted that the subject 8.68 parcel is tied to a conditional use permit <br />issued to Stanley Morton for a nursery; the subdivision will require modifications to the <br />conditional use permit accordingly. <br /> <br />Commissioner Deemer also noted that additional right-of-way for future improvements to <br />Hwy. g47 should be acquired at this time. <br /> <br />Commissioner Deemer stated that the City should also acquire at least an easement for the <br />future extension of Krypton Street to the south. <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner Terry to approve the <br />sketch plan review and recommend that the Morton Addition minor subdivision proceed to <br />City Council for final plat approval contingent upon review of the proposed subdivision by <br />the Park and Recreation Commission, dedication of additional right-of-way for Hwy. #47, <br />extending an easement for Krypton Street to the south property line and modification of the <br />conditional use permit issued to the property for a nursery. <br /> <br />Motion carried. Voting Yes: Acting Chairman Hendfiksen, Commissioners Deemer, Terry <br />and LaDue. Voting No: None.
