Absent: Commissioners Hendriksen and Bawden. <br /> <br />Case F7: Request For Preliminary Plat Approval Of Trott Brook Ponds <br /> Addition; Case Of Gerald Bauer: <br /> <br />Mr. Banwart stated that Mr. Bauer has modified the plat to include some properties to the <br />north and the overall acreage is now at 220. <br /> <br />The Commission reviewed the preliminary plat. Chairman Zimmerman expressed concern <br />that each of the lots will meet the requirements for Class I soils to support on-site septic <br />systems. Commissioner Deemer expressed concern that the plat still meets the one unit per <br />2.5 acres density requirement with the modification. <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner Shumway to <br />recommend that City Council approve the preliminary plat and the Planned Unit <br />Development concept of Trott Brook Ponds contingent upon compliance with all items in <br />the City Engineer's report, yet to be received; review by the Park and Recreation <br />Commission for park dedication requirements; and the right to another review by the <br />Planning and Zoning Commission prior to final plat approval. <br /> <br />Motion carded. Absent: Commissioners Hendriksen and Bawden. <br /> <br />Case #8: Request For Preliminary Plat Approval Of Trott Brook Ridge <br /> Addition; Case Of Dean D. Helgeson: <br /> <br />The Commission reviewed the proposed preliminary plat for Trott Brook Ridge. <br /> <br />Andries Hillebregt - 16926 Bison Street N.W. - Stated that he believes the cost to extend <br />Bison Street will exceed the benefit and decrease the value of homes already existing on <br />Bison. Andries noted that other residents on Bison Street also do not want that street <br />extended into the proposed Trott Brook Ridge. <br /> <br />Chairman Zimmerman stated that for safety purposes, he is in favor of extending Bison <br />Street but Council makes the final decision. <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner Terry to recommend <br />that City Council approve the preliminary plat for Trott Brook Ridge Addition contingent <br />upon compliance with the City Engineer's report, granting a variance to cul-de-sac length <br />and a review by the Park and Recreation Commission for park dedication requirements. <br /> <br />Motion carried. Voting Yes: Chairman Zimmerman, Commissioners LaDue, Shumway, <br />Deemer and Terry. Voting No: None.
