Jack Miller - Stated that the engineer's survey and the property tax statement indicate the
acreage totals 60.

Greg Frank - Noted that 60 acres divided by 2.5 acres allows for 24 lots under the regular
platting ordinance; the PUD is proposing 19 lots.

Don Jaske - 15231 Salish Street N.W. - Stated that 50% of the 60 acres is flood plain and
the developer will be crowding 19 homes onto the remaining 30 acres.

Greg Frank corrected himself and stated that there will be 20 lots.

Dorothy Stadfelt - Doubted that Lot 11 is sufficient in size to accommodate a home, on-site
septic system and meet all setback requirements.

Larry Smith - 15321 Oneida Street - Inquired as to why the lots on the west size of the plat
cannot be maintained at 2.5 acres for consistency with adjoining plats.

Greg Frank - Stated that the proposed plat is consistent with Rum Acre Estates to the west.

Don Jaske - Inquired if the City has a stipulation on PUD's with respect to how soon they
have to be developed.

Commissioner Deemer stated that PUDs can be developed in phases.

Planning Assistant Frolik stated that there are no time limits for developing the individual
lots.

Bob Prunty - Inquired as to the developer's time frame for development.

Greg Frank - Stated that the PUD may be a phased development with the first phase being
in 1990.

Deborah Prunty - Stated that she thought there was a long term lease on the subject
property.

Les Miller - Replied that the lease is not a problem.

ADJOURNMENT

Motion by Commissioner Deemer and seconded by Commissioner Shumway to adjourn
the public hearing.

Motion carried.
