Bob Prunty - 4720 153rd Lane - Inquired as to why the parking lot for the park has be <br />adjacent to his back yard. He also was concerned that the smaller lot sizes are indicative of <br />the types of homes that will be built in the proposed plat. <br /> <br />Greg Frank ~ Disagreed that less expensive homes are built on smaller lots. <br /> <br />Bob Prunty - Inquired as to the grade of housing the developers have been involved with. <br /> <br />Greg Frank - Replied that the property owner developed Rum Acre Estates. <br /> <br />Chairman Zimmerman noted that the purpose of the public hearing is to discuss the <br />proposed land use and platting, not the types of homes that will be built in this area. In <br />addition, these lots will be expensive and it doesn't make sense to buy expensive lots for <br />minimum homes. <br /> <br />Commissioner Shumway noted that the park dedication for Rum River Bluff has not yet <br />been finalized and the plat will be going back to the Park Commission for that purpose. <br /> <br />Bob Prunty - Stated that he feels the size of the lot affects the cost and the cost of the lot <br />affects the price of the home to be built on it. Stated that he has a 2.5 acre lot and he feels <br />the homes built in Rum River Bluff will be of lesser value if there isn't a covenants <br />establishing a minimum home price in the plat. <br /> <br />Les Miller - Stated that it is his intention that the homes built in Rum River Bluff will be <br />comparable to those built on Juniper Ridge Drive. <br /> <br />Deborah Prunty - Stated that there is a rush to make a decision by January 1, 1990 without <br />a lot of citizen input. As far as she knows, this is the first public heating where residents <br />have a chance for input. Stated that she paid a lot of money for a 2.5 acre lot and now there <br />will be one acre lots backing up to it. Stated that her home is valued at $250,000 and <br />constructing a $100,000-$150,000 home next to it will reduce the value of her home. She <br />also stated that taking useless flood land into consideration when calculating overall average <br />density does not make sense. <br /> <br />Dorothy Stadfelt - 15111 Juniper Ridge Drive - Inquired as to who owns the island and if <br />there are any other City park lands along the Rum River. <br /> <br />Chairman Zimmerman replied that Jack and Les Miller own the island and the City does <br />have other park lands along the fiver. <br /> <br />Commissioner Deemer proceeded to point out on a map the other City owned park land <br />along the fiver. <br /> <br />Upon inquiry, Greg Frank informed Commissioner Hendriksen that if the island acreage <br />were excluded from the caluclations, the proposed PUD would still meet the one unit per <br />2.5 acres density requirement. <br /> <br />Vicki - 4760 153rd Avenue N.W. - Stated that the developers indicate that the acreage totals <br />60 acres; she checked at the courthouse and they say the acreage is 32.5. <br /> <br />Planning & Zoning Commission Public Heafing/December 5, 1989 <br /> Page 2 of 3 <br /> <br /> <br />
