Case #7: Request For Preliminary Plat Approval OF Rum River Bluff <br /> Addition; Case Of Jack Miller: <br /> <br />The Commission proceeded to review the City Engineer's report dated December 5,1 989. <br /> <br />Greg Frank was present representing Jack Miller and reviewed the revisions made to the <br />Rum River Bluff preliminary plat based on past Planning and Zoning Commission <br />discussions. <br /> <br />Dorothy Stadfelt - 15111 Juniper Ridge Drive - Stated that the lots should be larger to be <br />more in sync with the 2.5 acre subdivision to the north; residents of Stanhop River Hills <br />have made quite a large investment in their lots and homes. <br /> <br />Mark Banwart stated that a trail is being considered between Rum River Bluff and the <br />addition to the north which act as a buffer between the two subdivisions. In addition, lot <br />sizes are not indicative of the price range of home that will be built on them. <br /> <br />Dorothy Stadfelt - Stated that she does not want the trail corridor to pass between her home <br />and the Rum River Bluff Addition; that the trail corridor should be entirely aligned on Rum <br />River Bluff property. <br /> <br />Chairman Zimmerman noted that there are no plans for a trail corridor adjacent to Dorothy <br />Stadfelts property. The Park and Recreation Commission will be meeting on Thursday, <br />December 14 to review Rum River Bluff; Dorothy Stadfelt should attend that meeting to <br />make her feelings known regarding trail corridor alignments. <br /> <br />Dorothy Stadfelt ~ Stated that her other concern is that the lot in Rum River Bluff that will <br />be adjacent to her lot has adequate soils to support an on-site septic system. <br /> <br />Motion by Commissioner LaDue and seconded by Commissioner Bawden to recommend <br />that City Council approve the preliminary plat for Rum River Bluff contingent upon <br />compliance with all items contained in the City Engineer's report dated December 5, 1989 <br />and an additional review by the Planning and Zoning Commission prior to final plat <br />approval. <br /> <br />Motion carried. Voting Yes: Chairman Zimmerman, Commissioners Deemer, Bawden, <br />LaDue and Terry. Voting No: None. Absent: Commissioners Hendriksen and <br />Shumway. <br /> <br />Case #9: Review Of Required Information On Certificates Of Survey: <br /> <br />The Commission proceeded to review the latest draft of information to be required on <br />certificates of survey. <br /> <br />Chairman Zimmerman noted that the placement of septic systems should also be required <br />on certificates of survey. <br /> <br />The Commission tabled review of required information on certificates of survey until <br />January. <br /> <br />Planning & Zoning Commission/December 11, 1989 <br /> Page 4 of 5 <br /> <br /> <br />
