It might <br />be noted that sales prior to this sample were also used to collaborate an opinion of value for <br />properties in these two zones. In most cases, properties in these two zones had an accurate lot <br />value placed on them in previous assessments and were for the most part unchanged. The typical <br />valuation included an assessment of the amount of acreage involved by applying a per acre value <br />to those properties. <br /> <br />Zone 7 which is the largest zone or neighborhood in the City of Ramsey would be best described <br />,.:.if th~se properties of lots less than five acres in size and exhibiting a value in the $9,000.00 to <br />$14,000.00 price range. Most of the properties in this zone were comprised of improvements <br />built in the early to mid 1970's and almost entirely ramblers and split foyer type <br />improvements approximately 960 to 1200 square feet in size with two car garages. Most of <br />these properties are located in the west half of the City of Ramsey. The following table has 24 <br />land sales in Zone 7 which took place from November, 1988, to November 1989. <br /> <br /> <br />
