Since this sample was large, it was considered adequate for determining the average or <br />base lot value for that zone. Taking the average, $11,643.00 times 90% multiplier, we arrive <br />at an indicated base value of $10,500.00 for lots in Zone 7. This value was confirmed by using <br />the extraction method described previously which also indicated a lot value of $10,500.00. <br />Lots substantially larger than an acre had value added for the additional acreage based on a per <br />acre value. For instance, tillable market or wooded market acreage would be figured at an <br />additional $1,700.00 per acre for wet acreage approximately $200.00 to $300.00 per acre. <br /> <br />The next zone or neighborhood is Zone 8. Zone 8 could best be described as those properties <br />with lots less than five acres in size and with a value of approximately $18,000.00 to <br />$25,000.00. Most of the improvements in this zone consist of properties which were built in <br />the 1980's and are comprised of predominately two-story, split levels and large ramblers. The <br />following table shows 14 sales in Zone 8 for the period from May, 1988, to August, 1989. <br /> <br />12 <br /> <br /> <br />
