CASE #: ~ <br /> <br />REQUEST FOR SKETCH PLAN APPROVAL OF LETENDRE ADDITION; <br />CASE OF ROBERT LETENDRE <br /> By: Sylvia Frolik, Community Development Director <br /> <br />Background: <br /> <br />Robert Letendre and Theresa Weibe are requesting sketch plan approval to replat two existing <br />homesteads into a total of 3 lots. The property is located at 17120 Tiger Street N.W. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Sketch plan <br />c). Resubdivision Plan <br />d) City Staff review letter dated October 31, 2003 <br /> <br />Notification: <br /> <br />The plat is a minor subdivision and is not subject to a public hearing. Information regarding the <br />sketch plan request was sent to residents within 350 feet of the subject property. <br /> <br />Observations: <br /> <br />Mr. Letendre owns a 17 acre parcel, where his single family home is located, and his daughter's <br />home is located on the adjacent 2.5 acre parcel to the south. Mr. Letendre is proposing to replat <br />the two homesteads to create a new 3 acre parcel for development. The resulting lot sizes are 2.5 <br />acres, 3 acres and 14.2 acres, which meets or exceeds the 2.5 acre minimum for the Rural <br />Developing District.' <br /> <br />The minimum lot width in the Rural Developing area is 200 feet. The subject property has a total <br />of 579 feet of frontage on Tiger Street; which results in a 21 foot deficiency in the 600 feet of <br />frontage that would be required for 3 lots. Originally, the replat was proposed to just create one <br />additional 3 acre lot from the Letendre homestead, which required a variance because the <br />homestead did not have 400 feet of frontage on Tiger Street to accommodate a second lot. The <br />Board of Adjustment granted a variance to create a new buildable lot with less than the 200 feet <br />of frontage per lot on Tiger Street contingent upon the Applicants including 'Lot 3, Block 1, <br />Tranby Terrace 2nd Addition in the replat. The purpose for the contingency was to provide Mr. <br />Letendre opportunity to reconfigure lot lines in order that he could gain control of the future <br />right-of-way alignment that would be necessary for the future extdnsion of 171st Avenue N:W. to <br />the west side of Tiger Street. <br /> <br />67 <br /> <br /> <br />
