We offer the following comments: <br /> <br />General: The proposed plat is a minor subdivision that proposes to reptat two. existing <br />homesteads to create a third buildable lot for development with a single family home. <br /> <br />Zoning: The property is zoned R-i Single Family Residential and is located in the Rural <br />Developing Area. <br /> <br />Re-subdivision Plan: City Code requires rural subdivisions to submit a re-subdivision plan for <br />City review. The re-subdivision plan should provide a general idea of how the property can be re- <br />subdivided in the event City services become available to the site. The City has received a re- <br />subdivision plan dated October 3, 2003, also prepared by Kurth Surveying, Inc. <br /> <br />Lot Sizes: The current minimum lot size in the Rural Developing Area is 2.5 acres. The <br />proposed lot sizes are 2.5 acres., 3 acres and 14.2 acres. The proposed lot sizes comply with City <br />Code requirements. <br /> <br />Lot Dimensions: The minimum lot width in the Rural Developing area is 200 f~et. The subject <br />property has a total of 579 feet of frontage on Tiger Street; which results in a 21 foot deficiency <br />in the 600 feet of frontage that would be required for 3 lots. Or/ginally, the replat was proposed <br />to just create one additional .3 acre lot from the Letendre homestead, which required a variance <br />because the homestead did not have 400 feet of frontage on Tiger Street-to accommodate a <br />second lot. The Board of Adjustment g-ranted a variance to create a new buildable lot with less <br />than the 200 feet of frontage per lot on Tiger Street contingent upon the Applicants including Lot <br />3, Block 1, Tranby Terrace 2nd Addition in the replat. The purpose for the contingency was to <br />provide Mr. Letendre opportunity to reconfigure lot lines in order that he could ga_in control of <br />the future right-of-way alignment that would be necessary for the future extension of 171~t <br />Avenue N.W. to the west side of Tiger Street. Therefore, the applicant has reco~lgured the <br />minor subdivision to include Lot 3, Block 1, Tranby Terrace ?d Addition and received a variance <br />to plat .3 lots within the 579 feet of frontage on Tiger Street versus the 600 foot required. <br /> <br />73 <br /> <br /> <br />
