Sketch Plan Review; Letendre <br />OcTober 31, 2003 <br />2 of 3 <br />Location of Existing Structures: There are existing homes and accessory buildings on Lots 2 <br />and .3. All of.the structures meet required setbacks from property lines with the exception of a <br />small storage shed on Lot 3. The sketch plan states that the shed is 1.6 feet off the property lie; <br />the required setback is l0 feet. The development a~eement will require relocating the shed on <br />Lot 3 to comply with City, Code. <br /> <br />Drainage: No grading plan has been prepared for this plat. The development of the new lot <br />created will require ensuring positive drainage for any future structures constructed. <br /> <br />The wetland near the homestead on Lot 2 has been delineated and is proposed to be encumbered <br />with a drainage and utility, easement, The wetland delineation must be ver/12ed by the Lower <br />Rum Pdver Water Management Organization. <br /> <br />.Easements: The standard 10 feet (5 feet along common boundary lines) drainage and utility <br />easements are provided around the perimeter of all three lots. <br /> <br />Soils: The soils contained within the plat belong to the Nymore gouping which have slight to <br />moderate limitations for on site septic systems. There are sufficient areas of these class 1 soils on <br />each lot that an original and replacement soil absorption site should be available. <br /> <br />Access to Lots. The subdivision is not proposing construction of new streets' into the plat. The <br />two existing homesteads currently have access to Tiger Street and the newly created lot will also <br />access Tiger Street N.W. <br /> <br />Utilities: All lots will be served by on-site septic system and well. <br /> <br />Park Dedication: The sketch plan will be forwarded to the November Park Commission <br />meeting for a recommendation on Park Dedication. The City has the option for cash, land, or a <br />combination of land and cash. The City's 2003 park dedication fee is $1,800 per residential lot; <br />existing homesteads are exempt from park dedication tees. The plat will be subject to the park <br />dedication rate in effect at time of £mal plat approval. Park dedication fees must be paid prior to <br />the City, releasing the plat for recording at A. noka County,. <br /> <br />Trail Fee: The City has established a trail development fee at a rate of $475 per unit; existing <br />homesteads are exempt from this fee. The plat will be subject to the trail fee in effect at the time <br />of final plat approval. This fee must be paid prior to the City releasing the mylars for recording. <br /> <br />Stormwater Management Fee: The City has enacted a Storrnwater Management Fee at a rate <br />of $375.00 per unit. Existing homesteads are exempt from this fee. The plat will be subject to <br />the fee in effect at the time of final plat approval. This fee must be paid prior to release of the <br />final plat for recording. <br /> <br />74 <br /> <br /> <br />
