Box 125 <br />Champlin, gin 55316-0125 <br /> <br />Re: Sketch Plan Review: Riverbrook <br /> <br />Dear Mr. Meloche: <br /> <br />We are in receipt of your sketch plan of Riverbrook, which proposes 2 rural residential lots. The <br />sketch plan consists of 2 sheets prepared by RLK-Kuusisto, LTD dated October 9, 2003. We <br />offer the following comments: <br /> <br />General: The proposed plat consists of two residential lots: one for the existing homestead <br />and one new lot to contain one additional home. The subject property is located at 17740 <br />Erkium St. NW in the City of Ramsey. <br /> <br />Zoning: The property is located outside the Metropolitan Urban Service Area (MUSA) and <br />is currently zoned R-1 Residential - Rural Developing. The proposed plat is also partially <br />located in the Rum River Scenic River overlay district. <br /> <br />Density, Lot Size, and Setbacks: The Comprehensive Plan designates this area for tow- <br />density single family residential development with a minimum lot size of 2.5 acres. The Rum <br />River overlay district, has a minimum riparian lot size of 4 acres. The proposed plat indicates <br />two lots: one lot is approximately 4 acres' and' the other lot is approximately 23 acres. Please <br />provide the area of both lots to City Staff as part of the fmal plat submittal. <br /> <br />The Rum River overlay district places some additional restrictions on the placement of the <br />house on the new lot: <br /> <br />Minimum lot size - riparian lots 4 acres <br /> 300 feet <br /> <br />Lot width at building line <br />Lot width at Ordinary High_ Water Level (OHWL) <br />Building setback fi:om OHWL <br /> <br />Building setback from bluff line <br /> <br />Septic system setback fi:om OHWL <br /> <br />300 feet <br /> <br />150 feet <br /> <br />30 feet <br /> <br />100 feet <br /> <br /> <br />
