Trail Development Fees: There is a trail development fee of $475.00 due to the City for <br /> each new lot created. This fee must be paid prior to release of the final plat for recording. <br /> Again, this fbe will apply only to the newly created buildable lot. <br /> <br />1 I. Sidewalks: Sidewalks are not required in the Rural Developing Area. <br /> <br />12. Park Dedication: The sketch plan will be reviewed by the Park Commission at 6:30 p.m. on <br /> Thursday, November 13, 2003, fbr a recommendation on park dedication requirements. The <br /> City has the option for cash, land, or a combination of the two. The current cash payment <br /> rate fbr park dedication is $1,800 per new lot created. The Park Commission's <br /> recommendation will be brought forward to the City Council along with the f'mal plat. <br /> <br />13. Tree Preservation Plan. There is significant tree cover on the site. Please indicate (with <br /> relation to. the proposed house pad) the limits of the tree canopy on the new lot, what trees <br /> will need to be removed, and their species. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Thursday, November 6, 2003, at the <br />Ramsey Fire Station No. 1, 15050 Armstrong Blvd. N~V, to review your sketch plan. You or a <br />representative are strongly encouraged to attend the meeting in order to answer any questions that <br />may ar/se. A copy of the case cover sheet is enclosed.
