48 (c) Uses permitted by conditional use permit. <br />49 <br />50 (1) Religious institutions Places of Assembly <br />51 <br />52 (d) For lots located within the 2020 2030 MUSA where adjacent structures <br />53 existing as of July 1, 2002, have a different setback from that required herein, <br />54 the front yard setback shall conform to the prevailing setback of adjacent <br />55 structures. If adjacent structures have different setbacks from one another, the <br />56 minimum front yard shall be the average of the two adjacent structures. <br />57 <br />58 Sec. 117-112. R-2 Residential District. <br />59 <br />60 (a) Intent. The intent of the R-2 Residential District is to accommodate multiple <br />61 dwellings at a density of three to seven dwelling units per acre and multiple- <br />62 dwelling complexes within the 2002 MUSA. All lots created by subdivision <br />63 located within the 2020 2030 MUSA shall be serviced by sanitary sewer and <br />64 municipal water. <br />65 <br />66 (c) Uses permitted by conditional use permit. <br />67 <br />68 (1) Religious institutions Places of Assembly <br />69 <br />70 (e) General R-2 residential performance standards <br />71 <br />72 (4) Fences <br />73 <br />74 (a) Fencing or walls (except retaining walls) located in the front <br />75 yard shall not exceed four feet height. Fencing or walls <br />76 located in the side or rear yard shall not exceed six feet in <br />77 height. Fences outside the 2020 2030 MUSA are allowed up <br />78 to eight feet in height in any yard but must be set back a <br />79 minimum of 100 feet from the front property line unless they <br />80 have at least 75 percent clear visible opening. Fences may be <br />81 constructed of barbed wire to accommodate agricultural <br />82 activities and the raising of livestock and animals as defined <br />83 by chapter 10, Animals. Lots of record as of July 1, 2002, <br />84 within the MUSA that are currently used for agricultural <br />85 activities or the raising of livestock and animals also qualifies <br />86 under this provision. <br />87 <br />88 Sec. 117-113. R-3 Residential District. <br />89 <br />90 (a) Intent. The intent of the R-3 Residential District is to accommodate high- <br />91 density residential housing at a density greater than seven units per <br />92 acre but not to exceed 15 units per acre within the 2429 2030 MUSA. <br />93 All lots created by subdivision located within the 2020 2030 MUSA <br />94 shall be serviced by sanitary sewer and municipal water. <br />95 <br />
