571 (b) Land use district descriptions. Within the shoreland area, land use descriptions and <br />572 allowable uses therein shall be identified in the respective zoning districts established <br />573 in this chapter. <br />574 (Code 1978, § 9.25.04; Ord. No. 04-32, 5-30-2005) <br />575 <br />576 Sec. 117 225. <br />577 (c) Shoreland Overlay District development standards <br />578 (1) Permitted uses. All permitted uses allowed and regulated by the applicable <br />579 zoning district underlying this Shoreland Overlay District as indicated on the official <br />580 environmental overlay map of the city. <br />581 <br />582 (2) Conditional uses. <br />583 a. All conditional uses and applicable attached conditions allowed and <br />584 regulated by the applicable zoning district underlying this Shoreland Overlay <br />585 District as defined by shoreland in section 117-1 <br />586 b. Boathouses. <br />587 <br />588 (3) Substandard uses. Any uses of shorelands in existence prior to the date of <br />589 enactment of this Code which are permitted within the applicable zoning district, but <br />590 do not meet the minimum lot area, setbacks or other dimensional requirements of <br />591 this Code are substandard uses. Substandard uses, including substandard sanitary <br />592 facilities, shall be allowed to continue. However, any structural alteration or addition <br />593 to a substandard use that will increase the substandard dimensions shall not be <br />594 allowed. <br />595 <br />596 (4) Prohibited uses. Any uses which are not permitted or conditional uses as <br />597 regulated by the applicable zoning district underlying this Shoreland Overlay District, <br />598 as defined by shoreland in section 117-1 <br />599 <br />600 (5) Zoning provisions; lot area and width standards. The following standards <br />601 shall apply to all shorelands of the protected waters listed in section 117-22/1 222 <br />602 within the city. Where the requirements of the underlying zoning district as shown on <br />603 the official zoning map are more restrictive than those set forth herein, then the more <br />604 restrictive standards shall apply. The lot area (in square feet) and lot width standards <br />605 (in feet) for single, double, triple, and quad unit residential lots created after the date <br />606 of enactment of the ordinance from which this subdivision is derived for the lake and <br />607 river/stream classifications are the following: <br />608 <br />609 1.
