Where a setback pattern from the ordinary high water level already <br />has been established on both sides of a proposed building site, the setback <br />of the proposed structure may be allowed to conform to that pattern. This <br />provision shall only apply to lots that do not meet the minimum lot width <br />requirement of subsection (b) (1) and (2) of this section. <br />1567 Permitted uses: The permitted uses for the Critical River Area shall be those <br />1568 uses presently permitted in the respective zoning districts. <br />1569 I (bQ) Existing uses. <br />1570 (1) Existing structures. Existing structures, the location or the use of which is <br />1571 inconsistent with this subdivision or the critical areas designation order shall <br />1572 not be eligible for any permit granted by the city for expansion, change of <br />1573 use, renewal of existing permit or building permit unless the following criteria <br />1574 are met: <br />1575 a. The applicant shall provide and maintain adequate screening of the <br />1576 structure from the water through the use of natural vegetative means. <br />1577 b. Expansion of existing structures shall be in a direction away from the <br />1578 riverfront. <br />1579 c. The public's ability to view the river and river corridor from existing <br />1580 public streets shall not be further degraded by the proposed activity. <br />1581 (2) Signs. <br />1582 a. Advertising signs are prohibited between the flood fringe borderline <br />1583 and all county, state or federal highway located within 1,000 feet of <br />1584 the line except where the river cannot be viewed from the highway <br />1585 due to natural topography or existing buildings. <br />1586 b. All advertising signs permitted within the critical area outside the area <br />1587 I set forth in subsection (4c)(2)a of this section shall conform with the <br />1588 provisions of article II, division 8 of this chapter. <br />1589 1. Views of the water from vistas and public roads shall not be <br />1590 impaired by the placement of business or advertising signs; <br />1591 and <br />1592 2. Advertising signs may be located only on the shore side of <br />1593 public transportation routes that are parallel and adjacent to <br />1594 the riverfront. <br />1595 c. All advertising signs, the location of which is not in conformance with <br />1596 this subdivision, are deemed nonconforming uses and shall be <br />44 <br />
