1597 removed within seven years of the effective date of the ordinance <br />1598 from which this subdivision is derived. <br />1599 (3) Existing lots of record. <br />1600 a. Lots of record in the office of the county register of deeds (or registrar <br />1601 of titles) prior to the date of enactment of the ordinance from which <br />1602 1 this subdivision is derived, which do not meet the requirements of <br />1603 ccction 117 148 section 117-223(ab), may be allowed as building <br />1604 sites provided: <br />1605 1. Such use is permitted in the zoning district; <br />1606 2. The lot is in separate ownership from abutting lands; and <br />1607 3. All other sanitary and dimensional requirements of this <br />1608 subdivision are complied with insofar as practical. <br />1609 I (sd) River crossing. <br />1610 (1) Utility facilities. Utility crossings of the Critical Area Corridor or routing within <br />1611 the corridor shall meet the following standards: <br />1612 a. Underground placing of the utility facility shall be required unless <br />1613 economic, technological and land characteristic factors make <br />1614 underground placement infeasible. Economic considerations alone <br />1615 shall not be made the major determinate regarding feasibility. <br />1616 b. Overhead crossings, if required, shall meet the following criteria: <br />1617 1. The crossings shall be adjacent to or part of an existing utility <br />1618 corridor, including bridge or overhead utility lines; <br />1619 2. All structures utilized shall be as compatible as practicable <br />1620 with land use, scenic views and existing transmission <br />1621 structures in height, material, color and design; <br />1622 3. Right-of-way clearance shall be kept to a minimum; <br />1623 4. Vegetative screening shall be utilized to the maximum extent <br />1624 consistent with safety requirements; <br />1625 5. Routing shall avoid unstable soils, bluff lines or high ridges, <br />1626 the alteration of the natural environment, including grading, <br />1627 shall be minimized; and <br />1628 6. The crossings shall be subject to the site planning <br />1629 1 requirements set forth in section 117 146 section 117- <br />1630 221(4f)(26)b. <br />1631 c. Utility substations. Utility substations shall be subject to the following <br />1632 standards: <br />1633 1. All substations shall be subject to the site planning <br />1634 1 requirements set forth in section 117 1,16 section 117- <br />1635 221(df)(26)b; and <br />1636 2. New substations or refurbishment of existing substations shall <br />1637 be compatible in height, scale, building materials, landscaping <br />45 <br />
