difference is the addition of several public roads, and shifting of the road to add a few more units. <br />I-[e stated staff had issues with some of the private roads, which resulted in these changes. <br />Principal Planner Trudgeon advised that the R-2 Zoning District allows for townhomes up to 7 <br />units per net acre, and the previous plan was 234 units which was within the limit, so he is sure <br />this plan will conform. He indicated they were looking for general comments about the <br />townhome proposal and direction to the developer before preliminary plat. <br /> <br />Citizen Input <br /> <br />Chairperson Nixt noted this was not a public hearing but he would entertain brief comments from <br />the audience. <br /> <br />Deb Kuechle, 15345 Sunfish Boulevard requested clarification on proposed streets east of her <br />property. <br /> <br />Principal Planner Trudgeon indicated there would be an east/west public road terminating in a <br />cul-de-sac east of her property; a private road would extend south of that cul-de-sac. <br /> <br />Chairperson Nixt stated the last development proposal for this site had issues with topography. <br />I-[e indicated they have not seen a landscape plan or a drainage plan, but asked if there were still <br />issues. <br /> <br />Principal Planner Trudgeon stated the topo issues involved Mr. Bridwell's property. Mr. <br />Bridwell has joined in the project, so it is assumed the topo can be worked out. <br /> <br />Chairperson Nixt asked if the common space needs were met and Mr. Trudgeon replied <br />affirmatively. <br /> <br />Chairperson Nixt asked if the new plan meets road width requirements and Mr. Trudgeon replied <br />that they do. He added the existing trees should be able to be preserved better than with the <br />previous development proposal. <br /> <br />Chairperson Nixt asked if there would be any access to Nowthen Boulevard. <br /> <br />Principal Planner Trudgeon indicated there would not. <br /> <br />Motion by Commissioner Johnson, seconded by Commissioner Van Scoy to approve the sketch <br />plan contingent on compliance with City Staff Review Letter dated March 28, 2003 and <br />recommend that the developer proceed to the preliminary plat stage. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Johnson, Van Scoy, Brauer, <br />Reeve, Shepherd, and Watson. Voting No: None.
