Commissioner Brauer indicated he asks this question because in his former community there was <br />a situation where borrowed material contained broken glass and it ended up having to be <br />replaced. <br /> <br />Mr. Chet Harrison, Loucks, indicated they have approved specifications and have selected a <br />contractor. He stated it has been specified that it will be granular material, with a limit of 25% or <br />less fine material, which would match what was on site from their soil borings. <br /> <br />Motion by Commissioner Johnson, seconded by Commissioner Van Scoy to recommend the City <br />Council adopt Findings of Fact relating to LTR's request for a grading permit to grade and <br />import soils to the land to be platted as Village of Sunfish Lake. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Johnson, Van Scoy, Brauer, <br />Reeve, and Shepherd. Voting No: None. Absent: None. Commissioner Watson abstained. <br /> <br />Motion by Commission Johnson, seconded by Chairperson Nixt to recommend approval of <br />LTR's request for a grading permit on the property to be developed as Village of Sunfish Lake, <br />based on the findings of fact, and declare terms as proposed. <br /> <br />Commissioner Brauer asked that the permit specify 'consistent material'. <br /> <br />Commissioner Johnson suggested the permit state 'consistent with plans and specifications for <br />Village of Sunfish Lake'. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Johnson, Brauer, Reeve, <br />Shepherd and Van Scoy. Voting No: None. Absent: None. Commissioner Watson abstained. <br /> <br />Case #2: Request for Sketch Plan Review of Alpine Acres; Case of Oak Creek <br /> Builders, Inc. <br /> <br />Presentation <br /> <br />Principal Planner Trudgeon explained that Oak Creek Builders, Inc. has applied for sketch plan <br />review of a townhome development. He stated the property is located in the triangular area <br />formed by the intersection of Nowthen Boulevard, Sunfish Lake Boulevard and Alpine Drive. <br />l-lc indicated most of this land was previously proposed to be developed as part of the plat of <br />Villas of Meadow Point, noting that two additional properties, the Stull property at the northern <br />ti p and the Bridwell property in the southeast portion of the development, have been added to the <br />project area. He stated the developer of Villas of Meadow Point has been unable to purchase the <br />property and therefore cannot proceed with the Villas of Meadow Point subdivision. He <br />indicated Oak Creek Builders is representing the existing property owners. He noted the <br />proposed development had consisted of 187 townhomes and 4 single family homes for a total of <br />191 housing units, however they have received a new plan that recognizes some of the changes <br />suggested by staff, and the developer has been able to increase it to 203 units.
