The sketch plan consists of one sheet prepared by Loucks <br />Associates received' by the City. on December 5, 2002. We offer the following comments: <br /> <br />'2. <br /> <br />General: You are proposing to develop the Thomas Kurak property south of Sunwood Drive <br />between Potassium St. and 145th Lane. The property is currently used for agricultural <br />purposes. The submitted sketch plan shows a total of 129 housing units on 29.08 acres. Of <br />these 129 units, 91 are proposed to be single family lots and 38 will be association <br />maintained cottages. - <br /> <br />Zoning: The property is currently zoned R-1 Residential and is located, in the Metropolitan <br />Urban Service Area. <br /> <br />Density: The City of Ramsey Comprehensive Plan designates this area for low density single <br />family residential.development not to exceed a net density of 3 un/ts per acre or up to 4 units <br />per net acre if townhomes are proposed as part of a Planned Unit Development CPU'DJ. The <br />gross density of the .sketch plan appears to be 4.43. units per acre. There are wetlands-present <br />on the .property that will need to be factored out and a net density will be determined, at the <br />time of preliminary plat review. Since the net density of the development property exceeds <br />the limit for the low density residential designation, you wilI need to either modify the plan. <br />to make it conform' with the low density residential designation or submit a Comprehensive <br />Plan Amendment to change the land use designation to, Medium Density Residential (up to 7 <br />units per net acre). <br /> <br />Planned Unit' Development (PUD): You are proposing that the subdivision be processed, a <br />Planned Unit DevelOpment (PUD) due to the unique nature of the development, The sketch <br />plan is proposing smaller lots than typically required for single family lots. The plan shows <br />lots as small' as 5,500 square feet'and lot widths as narrow as 50 feet. The current mfinimum <br />for urban single.family lots is 10,800 square feet and lotwidths of 80 feet.
