If these deviations from <br />City Code are found acceptable, they will be processed as part of the PUD, <br /> <br />Access and Streets: The sketch plan identifies proper extension of public streets .throughout <br />the plat, providing connection w/th streets previously constructed as part of the Chestnut <br />Hills and. CheStnut Ridge subdivisions (Tungsten Way and 146th Ave.), Tkis plan is <br />acceptable to the City. The City will prepare a traffic impact study at the developers expense <br />for consideration at the preliminary plat stage: Public streets within the subdivision scale off <br />the plan at varying widths between 40 to 55 feet. The City!s' minimum standard is 60 feet. The <br />private street shown do not ii',meet the City's current standards for such streets; The City's <br />current policy requires a central public street.-It is the City's understanding that you will be <br />proposing to deviate from these standards as part of the Proposed PUD. . <br /> <br />Lot Size and Dimensions: As previously mentioned, the proposed single family lots appear <br />to be as small as 5,500 square feet and lot widths as narrow as 50 feet. The current' <br />minimum for urban single family lots is 10, 800 square feet and lot widths orS0 feet. It is the <br />City's understanding that you will be proposing to deviate from these standards as part of the <br />proposed PUD. <br /> <br />7. Grading and Drainage: A detailed grading and drainage plan will be' reviewed during the <br /> preliminary plat stage. <br /> <br />All wetlands within the site need to be identified and delineated and dedicated on the final <br />plat as drainage, and utility easements. The National Wetland Inventory map suggests there <br />may be two small wetlands in the northeastern corner of the site. Any wetland filling or <br />mitigation will. require permit action by the Lower Rum River Water Management <br />Organization. <br /> <br />A permit from the Lower Rum River Watershed Management Organization and the <br />Minnesota PollUtion Control Agency will be required for drainage. The developer is <br />responsible for obtaining any and all permits required from other regulatory agencies. <br /> <br />The City has enacted an ordinance that requires an elevation survey at the time of footing <br />inspection to ensure compliance with the approved grading plan. No. grades shalk be flatter_ <br />than 1%. Grades flatter than 2% will require a certificate of grading prior to an occupancy. <br />permit being granted. <br /> <br />EasementS.. The standard 10 foot drainage and utility easements (5 feet on common property' <br />lines) must be provided around the per/meter of all lots on the preliminary and £mai plats. <br />All wetlands located on the propertymust be delineated and dedicated as drainage easements. <br />All utilities, are to be protected with a minimum 20 foot drziinage and utility easement. This <br />provision is subject to change depending on the depth of the utilities. <br /> <br />Utilities. The development will be served' by municipal water and' sanitary sewer. City <br />sanitary services surround the site. The site can be adequately serviced by these utilities. <br /> <br /> <br />
