CASE #: ~ <br />REQUEST FOR SITE PLAN REVIEW OF TOWN CENTER GARDENS, <br />CASE OF BRIGHTKEYS DEVELOPMENT CORPORATION <br /> By: Patrick Trndgeon, AICP, Principal Planner <br /> <br />Background: <br /> <br />Brightkeys Development Corp. has submitted a revised site plan for the development of a <br />townhouse subdivision. The property is generally located in the northwest comer of County Road <br />56 (Ramsey Blvd.) and County Road 116 (Industry Blvd.). The total development site consists <br />of 51.91 acres and Brightkeys is proposing to develop a first phase of 156 townhomes on 23.12 <br />net acres. <br /> <br />At the June 5, 2003 meeting, the Planning Commission reviewed a site plan showing 152 <br />townhome units. After discussion about the proposed layout, the Planning Commission tabled <br />action on the plat in order for the applicant to change' the layout of some of the units and to <br />address the City Engineer's comments. <br /> <br />The following items are enclosed for your review: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Site Plan Revised June 13, 2003 <br />Architectural Elevations <br />Color photos of"new urbanist" style units <br />City Staff Review Letter dated May 30, 2003, Revised June 23, 2003 <br /> <br />Notification: <br /> <br />State statute does not require notification of site plans. However, property owners within 700 feet <br />of the subject property were notified of the public hearing for the prelimina..ry plat. <br /> <br />Observations: <br /> <br />The subject property is zoned R-2 Medium Density Residential Which allows for townhome <br />developments up to 7 units per net acre. The net area (exclusive of wetlands in the development <br />portion and major road right-of-way) of the development is 23.12 acres in size, which results in a <br />net density of 6.75 units per acre. The proposed development complies with City Code. <br /> <br />The preliminary plat is proposing to develop a total of 156 townhomes; 6 eight-unit buildings <br />(back to back), 3 eight-unit buildings (rowhouse style), 7 six-unit buildings (rowhouse style), <br />and. 7 six-unit building (new urbanist style). <br /> <br />17 <br /> <br /> <br />
