KEILLOR ADDITION; <br />CASE OF RON CANNER <br /> By: Community Development Director Sylvia Frolik <br /> <br />Background: <br /> <br />Mr. Ron Canner is requesting sketch plan approval to create a new 2.5 acre lot from an existing <br />11 acre parcel located at 17964 179th Lane N.W. (County Road #27). The following items are <br />enclosed for your information: <br /> <br />a) Site location map <br />b) Sketch plan <br />c) City Staff review letter dated September 26, 2002 <br /> <br />Notification: <br /> <br />The plat is a minor subdivision and is not required to be subjected to a public hearing. <br /> <br />Observations: <br /> <br />The 11 acre parcel was formerly the homestead of Mr. Canner's father-in-law (L.P. Keiller) and <br />now Mr. Canner's daughter resides on the property. Mr. Canner and his daughter are requesting <br />a subdivision to create a 2.5 acre lot in the southwest comer of the property for one of Mr. <br />Canner's other daughters. <br /> <br />The current minimum lot size in the R-1 Residential Rural Developing District is 2.5 acres and <br />the minimum frontage on a public road is 200 feet. The new lot to be platted meets these <br />requirements. <br /> <br />The parcel will derive public access from 179a~ Lane N.W. (County Road #27). The plat has <br />been forwarded to the County for review. It is anticipated that the County will request an <br />additional 27 feet of right-of-way along #27 and dedication of right-of-access adjacent to #27, <br />except at the point approved for access. <br /> <br />There are wetlands on the site in addition to a portion of Rogers Lake. The wetlands and lake <br />area will have to be delineated and encumbered with a drainage and utility easement on the final <br />plat. <br /> <br />Park dedication shall consist of a cash payment. The standard trail and stormwater fees will be <br />collected. <br /> <br /> <br />
