The grading plan submitted is unacceptable as referenced in the staff review letter. An <br />acceptable drainage and-grading plan must be provided to City before staff will <br />recommend approval of this site plan. <br /> <br />City sewer and water are available to the site and are the building will be serviced from the <br />sewer and water line located in 139th Lane. The developer will be subject to trunk and <br />lateral charges. <br /> <br />In accordance with City Code, all driveways, off-street parking and maneuvering areas are <br />proposed to be surfaced with bituminous pavement and finished with B-6/12 concrete <br />curbing. City Code requires a minimum of 29 parking spaces for the proposed office <br />facility and the site plan meets this requirement. <br /> <br />City code specifies that exterior wall finishes shall consist of natural or prefabricated brick <br />or stone or integrally treated pre-cast concrete panels or other materials as approved by <br />City Council. The building elevation plan indicates that the exterior wall materials for the <br />office structure will consist offaux ledgestone and stucco which meets City requirements. <br /> <br />The landscaping plan provided to the City has been reviewed and found acceptable. Staff <br />does have some concerns regarding the existing bituminous path on the property as <br />referenced in the staff review letter and are asking for some corrective action regarding the <br />alignment of the trail. <br /> <br />The development is proposing to derive one access point onto 137th Ave. which is <br />acceptable to the City. <br /> <br />Recommendation' <br /> <br />City Staff recommends that the site plan be tabled until staff approves an acceptable <br />grading and drainage plan. <br /> <br />Commission Action: <br /> <br />Motion to table action on the proposed site plan of the Mallard Ponds multi-tenant office <br />building until the applicant provides an acceptable drainage and grading plan. <br /> <br />Review Checklist: <br />Community Development Director <br />Associate Planner <br />City Engineer <br />Parks & Utilities Supervisor <br /> <br />PC: 10/03/02 <br /> <br /> <br />
