CASE #: 6 <br /> <br /> REQUEST FOR SKETCH PLAN REVIEW OF <br /> WILDLIFE SANCTUARY 3~d ADDITION; <br />CASE OF OAKWOOD LAND DEVELOPMENT <br />By: Community Development Director Sylvia Frolik <br /> <br />Background: <br /> <br />Oakwood Land Development has applied for sketch plan review to plat property located west of <br />T.H. #47 and north of Alpine Drive N.W. The plat consists of one existing homestead and 46 <br />new single family, urban lots. The following items are enclosed: <br /> <br />a) <br />b) <br />o) <br /> <br />Site location map <br />Sketch plan <br />City Staff Review Letter dated September 26, 2002 <br /> <br />Notification: <br /> <br />No surrounding properties were notified of the sketch plan submittal. <br />required for the preliminary plat public hearing. <br /> <br />Notification will be <br /> <br />Observations: <br /> <br />The property is approximately 19 acres in size and consists of 2 existing homesteads and <br />additional property was acquired from the two existing homesteads to the east. One of the two <br />existing homesteads will remain on the property (see Lot 14, Block 4); the other existing <br />homestead within the boundaries of the plat will be removed (see Lot 2, Block 1);. The two <br />homesteads east of the plat, from which property was acquired, will not be platted and <br />redeveloped. <br /> <br />The property is currently zoned R-1 Residential and is located in the Metropolitan Urban Service <br />Area. The 2001 Comprehensive Plan designates this area for low density single family <br />residential development not to. exceed a net density of 3 units per acre. The gross density of the <br />plat appears to be 2.5 units per acre. There are wetlands present on the property that will need to <br />be factored out and a net density will be determined at the time of preliminary plat review. <br /> <br />The sketch plan identifies proper extension of public streets throughout the plat, providing <br />connection with streets soon to be constructed to the east and northeast and future access to the <br />west. The north/south street will terminate in a cul-de-sac that complies with the 600 foot length <br />restriction. <br /> <br />It appears that the lots meet the minimum standard for lot area and lot width; this information <br />will be confirmed on the preliminary plat. <br /> <br />A detailed grading and drainage plan will be reviewed as part of the preliminary plat stage. All <br />necessary easements will have to be shown on the preliminary plat and dedicated on the final <br />plat. <br /> <br /> <br />
