CASE # <br /> <br />REQUEST FOR COMPREHENSIVE PLAN AMENDMENT; <br />CASE OF EDINA DEVELOPMENT, INC. <br /> By: Principal Planner, Patrick Trudgeon <br /> <br />Background: <br /> <br />In September the Planning Commission reviewed and recommended approval of the request by <br />Edina Development Inc. for a comprehensive plan amendment to change the land use of property <br />located north of Alpine Drive and west of State Highway #47 from commercial and single family <br />residential to high density residential. The City Council reviewed the request on December 11, <br />2001 and denied the comprehensive plan amendment request. During the meeting, some of the <br />council members indicated a willingness to review a comprehensive plan amendment request for <br />medium density residential uses. <br /> <br />Subsequently, Edina Development, Inc. has submitted an application for a comprehensive plan <br />amendment to change the land use designation on the subject property from commercial and <br />single family residential to medium density residential. The comprehensive plan amendment, <br />coupled with their rezoning request, would allow the applicant to construct a townhouse <br />development. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site Location Map <br />b) General development plan for the subject property <br />c) Proposed Resolution authorizing submittal to Metropolitan Council <br /> <br />Notification: <br /> <br />State law requires that the City notify property owners Within 350 feet of the subject property of <br />the public hearing. Staff sent the public notice to property owners within 700 feet of the subject <br />property. <br /> <br />Observations: <br /> <br />The City Council adopted the March 2001 Comi~rehensive Plan Amendment on December 18, <br />2001. The 2001 Comprehensive Plan designates the subject property being used for Places to <br />Shop. Edina Development is asking for an amendment to the 2001 Comprehensive Plan to allow <br />for a medium density residential project on the property that would allow up to 7 units per acre. <br /> <br /> <br />
