Staff has reviewed the proposed setbacks for the townhouse units and find them <br />acceptable. <br /> <br />The closest townhome unit is about 50 feet fi.om the rear lot line of an existing single-family lot. <br />The units are also setback at least 35 feet from the proposed Iodine St. right-of-way. The <br />townhome units meet the setback requirements from the exterior boundary line with the <br />exception of Lot 26, Block 6, which does not meet the 40-foot rear yard setback requirement. <br /> <br />The townhome portion of the development will consist of three (3) three-unit buildings, five (5) <br />four-unit buildings, one (1) six-unit building and seven (7) eight-unit buildings. City Code <br />establishes that multiple family structures of 3 or more units are subject to a site plan review. <br /> <br />The townhome units within the development consist of two types, a row-house style and back-to- <br />back style. The row-house style buildings have three-, four-, or six-units with split-entry floor <br />plans and reach a height of 27 feet. The row-house units have 1,694 square feet each one has <br />three bedrooms.. The back-to-back .structures all have eight units and are two story buildings <br />reaching a height of 35 feet. The eight-unit buildings range from 1,655 to i,667 square feet in <br />size and all have three bedrooms. The exteriors of all of the towr/house buildings are proposed to <br />consist of primarily vinyl siding with accent brick around the garages. The roof will have <br />asphalt shingles. Each unit will have an attached double car garage. <br /> <br />The townhomes will be accessed thru a combination of public and private roads. The public <br />roads will have 60 feet of fight-of-way and will be constructed 30 feet curb to curb. The private <br />roads will be 24 feet wide. The development agreement will require the private streets to be <br />constructed and maintained to City street standards. <br /> <br />The landscaping plan is generally acceptable subject to the revisions requested in the staff review <br />letter. <br /> <br />Recommendation: <br /> <br />City Staff recommends site plan approval.contingent upon compliance with the city staff review <br />letter dated December 28, 2001, final plat approval, and the property being rezoned to R3-U. <br /> <br />Commission Action: <br /> <br />Motion to grant site plan approval for the townhomes proposed as part of The Ponds subdivision <br />contingent upon compliance with the City Staff review letter dated December 28,2001, final plat <br />approval, and the property being rezoned to R3-U. <br /> <br />Review Checklist: <br />City Engineer <br />Community Development Director <br />Community Development Assistant <br /> <br />Copy To: <br />Parks & Utilities Supervisor <br />Public Works Director <br /> <br />PC: 01/03/01 <br /> <br /> <br />
