Anywhere from 301 to 340 units are allowed according to the <br />2001 Comprehensive Plan Land Use Map. Royal Oaks Realty is showing a total of 261 dwelling <br />units. <br /> <br />The property contains 86.71 acres with 28.02 of these acres classified as wetlands. The <br />preliminary plat shows a gross density of 3.01 units per acre. When the wetlands are factored <br />out, the net density for the whole development is 4.47 units per acre.
