CASE # / <br /> <br />REQUEST FOR A CONDITIONAL USE PERMIT TO ESTABLISH <br />MANUFACTURING ACTIVITIES IN THE B-3 HIGHWAY BUSINESS DISTRICT; <br />CASE OF DOUGLES ROBERTS <br /> By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />The City has received an application for a conditional use permit from Douglas Roberts to <br />establish manufacturing activities in the B-3 Highway Business District on the property generally <br />known as 6650 State Highway #10. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Description of request <br />Proposed findings of fact <br />Proposed conditional use permit <br /> <br />Notification: <br /> <br />State law requires notification to properties within 350 feet of the boundaries of the subject <br />property. <br /> <br />Observations: <br /> <br />The applicant is proposing to locate in an existing 11,500 square foot office/warehouse structure. <br />The structure was previously utilized by Northern Air Gas and is currently owned by Clarence <br />Jensen. DOuglas Roberts is proposing to lease from Mr. Jensen and operate a manufacturing <br />business. Mr. Roberts is proposing to open a Computer Numerically Control Milling and <br />Lathing firm that performs specialized work for customers in the Defense, Medical and Machine <br />Manufacturing trades. The proposed manufacturing activities are not considered a permitted use <br />in the B-3 Highway Business District. <br /> <br />The proposed manufacturing operations would consist of manufacturing small, generally not <br />exceeding 4 inches in size, products. The applicant is not proposing any outside storage and <br />truck traffic will consist of small'delivery and UPS trucks. The applicant will be required to <br />apply for an amended conditional use permit at such time that the business expands. <br /> <br />It should be mentioned that the Minnesota Department of Transportation has initiated a TH 10 <br />Interregional Corridor Management Plan for State Highway #10. The City Council adopted a <br />resolution on January 8, 2002 stating the City's support for the TH 10 Interregional Corridor <br />Management Plan to convert TH 10 to a freeway system. An exact alignment has not been <br />determined, however MnDot has stated initial support for a freeway alignment that is located <br /> <br /> <br />
