CASE # <br /> <br />REQUEST FOR PRELIMINARY PLAT REVIEW OF <br />SUNFISH BUSINESS PARK <br /> CASE OF CITY OF RAMSEY <br /> By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />As you may recall, the City has been in the process of platting the new industrial park, Sunfish <br />Business Park. The Planning Commission reviewed the proposed preliminary plat on December <br />4, 2002 and recommended City Council approval. The City Council reviewed and approved the <br />preliminary plat on January 8, 2002. <br /> <br />Subsequent to the Planning Commission and City Council review, staff received several inquires <br />from various businesses interested in locating in the City of Ramsey. The interested businesses <br />will only need 2 - 3 acres of land to facilitate business operations. In order to accommodate <br />these potential businesses, staff has changed the layout of the plat to include a combination of 2 - <br />3 acre parcels and 7 - 14 acre parcels. <br /> <br />The City of Ramsey is in the process of platting six commercial lots and one outlot in the <br />proposed Sunfish Business Park. The subject property is generally located east of County Road <br />#116 and south of Sunwood Drive. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Proposed Preliminary Plat <br />City Staff review letter dated March 1, 2002 <br /> <br />Notification: <br /> <br />State statute requires notification of the public hearing to owners of property within 350 feet of <br />the subject property. Staff sent hearing notices to residents within 350 feet of the subject <br />property. <br /> <br />Observations: <br /> <br />The subject property is zoned Industrial and consists of approximately 44 acres. The preliminary <br />plat is proposing to plat six commercial lots ranging in size from 2.82 acres to 14.0 acres. <br /> <br />Star Exhibits will be developing an office and warehouse facility consisting of 185,000 square <br />feet on Lot 1, Block 1. The remaining lots will be owned by the City and designated for future <br />commercial/industrial development. <br /> <br /> <br />
