The Landscaping Plan has been reviewed and meets the City's minimum standards. <br /> <br />The City has engaged the services of SRF Engineering to do a noise level study for several <br />developments proposed adjacent to T.H. #47. The development permit will require the <br />Developer to comply with sound mitigation measures determined necessary by the City <br />Engineer. <br /> <br />No building elevations or floor plans were available for review at the date of this writing. The <br />developer has indicated that the elevations will be available at the meeting and the building <br />exteriors are proposed to consist of stucco with maintenance free trim and asphalt shingles. The <br />developer indicates that all of the units have the potential for a total finished floor living space of <br />1,658 square feet. City Code minimums for 2 and 3 bedroom units is 650 and 775 square feet <br />respectively. It would appear that the floor areas will exceed City Code requirements. <br /> <br />Recommendation: <br /> <br />Staff recommends Site Plan approval contingent upon compliance with Staff Review Letter dated <br />March 28, 2002. <br /> <br />Commission Action: <br /> <br />Motion to recommend that the City Council approve/deny the proposed site plan for Evergreen <br />Point contingent upon compliance with City Staff Review Letter dated March 28, 2002 and <br />obtaining a variance to the front yard setback requirements. <br /> <br />Review Cheeldist: <br />Principal Planner <br />Principal City Engineer <br />Parks & Utilities Supervisor <br /> <br />PC: 04/04/02 <br /> <br /> <br />
