RUD & Sons, Inc. dated April 15, 2002. We offer the following comments: <br /> <br />General: The proposed plat consists of approximately 9.75 acres (424,893 square feet) and is <br />generally located west of Sunfish Lake Blvd. and north of lv£cKinley Street. The pretknmaw <br />plat is proposing to plat the property, into 4 lots. <br /> <br />2. Zoning: The prope,~y, is zoned Industrial. <br /> <br />Lot Sizes and Dimensions: The minimum lot size and lot width in the Industrial District is 1 <br />acre and 200 feet respectively. Lot I is approximately 4.2 acres in size and exceeds the 200- <br />foot lot width requirement. Lot 2 is 2.4 acres in size and exceeds the 200-foot lot width <br />requirement. Lot 3 is approximately 1.7 acres in size and fronts on a private cul-de-sac. <br />However, Lot 3 meets the 200-foot lot width requirement at the 40-foot building setback line. <br />Lot 4 is 1.3 acres in size and exceeds the 200-foot lot width requirement. <br /> <br />4. Grading and Drainage Plan: Grading and drainage plans will be reviewed as. each lot <br /> develops. <br /> <br />5. Drainage and Utility Easements: The standard ten foot drainage and utility, easements must <br /> be provided along all four proposed lots. <br /> <br />The City will maintain only those utilities which have been constructed to City utility <br />standards and which have been encumbered with appropriate sized drainage and utility. <br />easement. A drainage and utility easement of varying widths has been proposed along the <br />common lot line of Lots 1 and 2. The sewer and water utilities have been already constructed <br />through this area. As built plans for these utilities should be submit-red so the property <br />easement width can be determined. The drainage and utility easement to provide service to <br />Lot 4 should also be determined and added to the'plat. <br /> <br />It should be noted that this entire commercial subdivision is dependant on water services from <br />a single source, the connection onto McKhnley Street.
