Ir is recommended <br />that a drainage and utility, easement be extended from the main utility corridor to the northern <br />boundary., of the site, most probably along the common lot lone of Lots 3 and 4. <br /> <br />Streets: 'The subdivision will be gaining .access.' v. ia Sunfish Lake Boulevard and McKinley <br />Street. Lot 3 does not have public street access. A common access easement will need t° be <br />prepared and executed among all lots prior to this plat being released for i'mal platting. <br /> <br />Park Dedication Fees: Park Dedication will be paid through tax increment financing. <br /> <br />Sewer and Water Trunk Charges: Sewer and Water trunk charges will be paid through tax <br />increment financing. <br /> <br />Inspection Fees: Inspection will be required on utility extensions and other miscellaneous <br />work associated with this plat. The total cost of the utilities is estimated to be less than <br />$!0,000.
